Using our tenant finding service whether one of our valued landlords or a private landlord simply looking for a helping hand in finding the perfect tenant is very simple. There is a lot of work that goes into finding a tenant, starting with the initial marketing to capture the audience but we will take care of all of that for you.

Once we have sparked the interest of prospective tenants through our marketing campaign they must apply through our online portal which is run by Tenancy Practice Service. They then must go through rigorous checks – including background, credit, employment, character and previous landlord checks. After satisfying out strict criteria they will be offered the tenancy.

Our Tenancy Agreements are generated through Tenancy Practice Services – this is a fantastic service which allows us to stay up to date with our documents as they are generated straight through their website and are updated on a regular basis. We pride ourselves in our eye for detail and always ensure all legal documents maintain a complete accuracy.

Of course, our job does not end when the tenant is found assuming that we have been authorised to manage your asset. Commencement inspections, final inspections and quarterly routine inspections are a particularly important to keep on top of. Inspections include a full exterior and interior inspection to assess both maintenance, and general condition of the property and current tenancy. Clients receive the inspection report within 1- 2 days of our site visit. All properties are closely monitored to ensure they are well-maintained and your investment continues to deliver the very best return for you.

Should any maintenance be required we will report this in the inspection report for your perusal and where eligible we will have one of our trusted contractors resolve the issue or provide a quote for the work to be done.

As well as closely monitoring maintenance issues we also closely monitor rental payments and ensure a “zero tolerance” policy when it comes to rental arrears. Any issues with non-payments will result in immediate action and this situation will be resolved swiftly and efficiently. All of this allowing for you to have total peace of mind and entrust that you can remain carefree while we take care of any problems that may occur.
